Frequently Asked Question about Buying Property in North Cyprus

What are the taxes to be paid for immovable property in North Cyprus (TRNC)
  • STAMP DUTY – 0.5% of the contract price payable at the time of registration.
  • VAT – 5% of the contract price payable to the vendor at key handover (normally applies to new properties only. In the case of a resale, VAT is only payable if not previously paid).
  • TITLE TRANSFER TAX – 12% (for foreign Buyers). 6% payable at the time of registrations. The 6% left are payable at the time that the title is transferred to the name of the purchaser (provided the full amount has been paid, the permission to purchase has been granted and the title deed is ready for the transfer).
  • SOLICITORS FEE – £1,500 to £2,000. The level of fees depends on the level of services offered and whether there is a single or multiple properties being acquired.
  • TRANSFORMER CONTRIBUTION – £2,500 to £3,500 (a one time contribution towards the connection of utilities and electricity on site).
  • PROPERTY TAX – 2.2 TL per sq. m (approximately £18 per annum for a property of 100 sq. m, based on current exchange rate).
  • RENTAL INCOME TAX – 13% to 16% of the rental income.
How can Foreign Nationals purchase property in TRNC?

  • Foreign nationals can only take title to immovable property which equals to 1 plot of land and/or 1 donum of land and/or 1 house.
  • In order to purchase more than one immovable property and/or one house and/or a property over 1 donum in area, it is necessary to use trustees or set up a company in T.R.N.C.
  • Construction permit license should be acquired for constructing a building and/or house on the immovable property.
  • The immovable property to be purchased should be free of any mortgages/charges or impediments.
  • The Vendor (Seller) should be the registered true freehold owner of the property.
  • The Contract of Sale should be registered at the Land Registry within 21 days from the signature date.
  • In order to register the immovable property under Foreign National’s name, application for permit to purchase property must be submitted to T.R.N.C. Council or Ministers and the permit must be granted by the Council of Ministers.
What are the title Deeds Type of immovable property you wish to purchase in TRNC?

  • Pre-1974 Clean Freehold title properties, Immovable Property Title Deeds which belong to Turkish Cypriots, British and other nationals since prior to 1974
  • Exchange Properties, Turkish Cypriots register their losses from the properties they left in South Cyprus in T.R.N.C. and earn points in return which can be used to purchase property in North Cyprus and accordingly they can purchase properties left by Greek Cypriots as exchange
  • Turkish Mainland Deed Properties, title deeds given and/or assigned by T.R.N.C. government after 1974 to war veterans, their families, people invited from mainland Turkey to live and work in T.R.N.C. and people who moved from South to North but do not own any propery.
